He is not working directly with one bank.. as he has mentioned it took him many years to get his 'list' of location scouts from banks and franchises.. .. and he owns his own commercial realty firm, with other brokers working for him.

.. to hang my license with.i'm not a newbie, as already have ~15 yrs experience in sales & leasing back in NYC, but that franchise isn't here on the west coast to transfer to.already know what to look for that suits my needs (low monthly/desk/misc fees and a decent split, as 75 or 80 is what i'm used to!)

Vertical, and in the case you refer to, lateral integration goes on all the time.Walk into any large real estate franchise (Remax, Coldwell Banker, Century 21, etc.) and you'll likely find they have their own mortgage, title and home insurance programs available.

I am the guy that gets the call at 2 AM when the alarm company sees that the power "blinked off" for a second, the one that the tenants call to complain when the common hallway is not clean enough (because of the group of kids that just walked out of the sandwich franchise that threw trash everywhere), etc.

I'm even doing long distance landlording on the CA property, its not ideal, but several factors, (poor PM company and CA Franchise Tax Board not withstanding) contributed to that decision and now I feel more confident in my skills when I go to convert this Ohio property.Bottom line, you can do it in the military just fine, you just need to work hard, oh and since this is passive income you don't need commanders approval for this as your second "job" which could help if your commander wouldn't otherwise let you work outside the military.

It's somewhere between $150,000 and $250,000 I'll need, so not those little lenders I keep running into on Google.It's not for some new, risky business I'm hoping is a homerun, but for a long time, well-established franchise that has already been doing great for a number of years.The length of the loan doesn't matter too much to me, as I could throw large chunks toward this summer, and then probably be done with it by next summer, as my current business, which is massively passive, is very seasonal (Spring time).I won't say I'm desperate, but also with the shorter nature of the loan, and proven sales, as well as the success of my other business, I would even be willing to go for higher than normal rates.Anyway, thanks for any advice on lenders you might know of that deal in this area.
