Personally I'd try to find an inspector has a deal where the second inspection they will charge only a fraction of the first time because all they do is follow the checklist of what needed to be done and that's it.

And if it bears out, or even any fraction of the possible delayed opening of the strip, it would likely hurt LV RE pretty harshly (every high end pit boss, restaurant GM, baller club boss, etc. will get crushed).

We have not seen a fraction of it yet...wait until testing in mass finally starts.

You could very well be a good candidate for a move into commercial, NNN, or fractional products that are all 1031 compliant

The problem is that we are only testing a small fraction of people who have symptoms of the disease.

It is conceivable that the demand and supply could flip such that when Cities are open for business and begin issuing permits, there will be an over abundance of contractors and skilled labor, but no appetite or demand to spend money for renovation projects because of the projected high unemployment and stock portfolios that are worth a fraction of what they once were.

I think these types of investments work for three specific scenarios:1) You can buy multiple of them in the same building and use them only for STRs via AirBnb to reduce operating costs and maximize returns.2) Investors whose portfolios already have lots of appreciating properties and they want a luxury lifestyle at a fraction of the cost.3) Seniors on a fixed income with limited resources who plan to carry them through retirement. 

It would only mean you're getting a fraction of the tax benefit for the wear and tear on your vehicle while the rest is being allocated to the other members, as Michael noted.
