You can also go straight to the source - Direct DSCR Lenders - don't necessarily need a mortgage broker to shop for you (especially if you are here and asking the right questions and clearly are sophisticated - unless you are SUper-strapped for time, you don't seem like an investor that needs to pay a broker for help - go straight to the lender)3) Last question- i'm seeing rates on DSCR loans in the 7.2% to 7.5% range, in addition to 1 to 2 points and they likely track 10 yr treasuries (4.26% as of today).

Akron is not LL friendly, they were the first in NE Ohio to pass a rental registration ordinance (in the 90s), in 2021 added source of income as a protected class - so you can no longer rule out S8 applicants, and passed STR registration last October (and nearly a year later still haven't been able to enact anything).

You can combine both sources in one document to strengthen your proof. 

Once you're able to analyze the existing condition of these 6 systems, you can then source piece rate pricing from sub contractors or a GC -- this may be done by quantity, day rate, etc.
