But the IRS fondness for the safe harbor of 2000-37 with it's 180 day limit make it tough to get construction done in that time.The IRS doesn't like to see the exchangor in control of the process of construction.

You're going to pick some number greater than what they're currently getting from the property, but less than what you expect you will be getting (factoring in of course risk, effort, expenses, and so on), and you're going to take out a financial calculator (I'm fond of the HP-12C) to turn that into a menu of terms, fees, and interest rates.

I'm so very fond of tax free that almost anytime I have that choice I take it.If you find that depreciation is more significant than you thought you could always use a hybrid approach and do both a 1031 exchange and a primary residence exemption.All you do is start a 1031 exchange but take out an amount equal to the gain that you would have gotten in a primary residence exclusion sale.
