I was just hoping to transition it into LTR and since we have newer furniture that fits the space well, it just seemed a shame to sell it all to do an unfurnished LTR, but again, I'm having a hard time understanding how logistically some of the details are worked out with that with furniture involved in an LTR.Thank you again for the support!

You are better off finding a solid property that needs light cosmetic work (paint, floors, or maybe even a kitchen or bathroom remodel), buy it at a decent discount and put 25% down or more (this is when you get best rate terms). 

Looks like that tenant was running some sort of 'consignment' living space in the basement.  

Find parks in the area that have open spaces for mobiles then negotiate with the park owner for 6 to 12 months free space rent or for them to pay the moving costs. 

Specifically from the Caged AC Unit into the attic (concrete slab so no crawl space).I was thinking of just building a tall vertical box to place this into.  

We were a growing family and needed more space.

The three single car garage spaces are vacant and not durrently being utilized and can be monetized through rent.

Throw in that you can dramatically increase the value of the property once you show consistent rent rolls much higher than when the space was used for LTR, and you have a big win. 

The 6.8 was some 65 miles south of me, I was on the 2nd floor of an office building that shook so hard for a minute that people were having problems staying standing up.

I wanted to get my feet wet in the commercial space as I look to grow my portfolio and negate risk with more units.
