If you're not at least breaking even when running your numbers, then it's easy to tell their "rent rolls" were some fantasy projection looking 5+ yrs into the future.

I agree with your other CCIM friend, 20% cash flow requirement is pretty much a fantasy.

Scammers love to take advantage of this - just promise the impossible to someone who doesn't know (or accept) that it's impossible, and they can sell fantasies for cash.
