It was a bit of a nightmare negotiating as I am considered self-employed and of course during 2020 the entertainment industry was completely shut down.

In my experience the basics for a functional RE based CRM are:Custom Fields for Data Objects (Leads, Prospects, Applications, Buildings, Units, etc...)A Screening Engine (background/credit checks, employment verification, etc)Online Rental Application (this should automatically run the application through screening)Ability to mass email/sms leads and tenants to provide informationSurveys/Inspection formsI've been building real estate CRM tools for years.

We used to have in-house inspectors but it was hard to scale and with our heavies season being that of summer months, at 1000+ units we weren't able to hire enough inspectors for the last day of month move outs and first day of month move ins and then still keep them fully-employed in our slower season in fall/winter.

I told him my buyer was going to be a white collar professional in late 20's to early 30's, 0-1 kid, income of this, credit of that, drives these types of vehicles, etc etc, ADN than the ballzy shot of shot's, I gave 3 places of employment.

Once I receive the reports, I usually have a zoom meeting with the applicant, ask for two references, and chat about their employment.

Its closer to Belleview, where Lockheed Martin is which is one of the biggest employers in the Ocala area.

However, as a general rule, if you have two sources of income like that and you're using Schedule C to report your property management business, your income will be subject to self-employment tax in addition to income tax.
