I definitely emphasize to them before signing the lease how I want them to continue to have a safe, beautiful place to live, but unfortunately I can't provide that if they're unable to pay the rent.

@Lukas Vanagaitis Make sure your contract has an "Offer Expires Date" and emphasize that in your communication with him.  

Ask for the condition and age of everything (HVAC, water heater, roof, carpet, etc) and for everything the seller gives that's old or needs repaired, emphasize how much that would likely cost "I imagine you dont want to spend all that money replacing those things, just to sell the place" Once you've got the seller thinking of how inconvenient being a landlord/selling while out of state is, and now all the things that are wrong with the property ask for the all cash price:"So Mr Seller, If you got an all CASH offer today on the property, completely as-is, no repairs, no commissions, no closing costs..what would you take for it? 

Hey @Andrea Tapp I have the following in my purchase and sale agreements and overly emphasize it when walking the seller line by line through the contract before they sign it. 

My lease has a rent escalator clause that bumps the rent 8% automatically at the end of lease and then things go month to month; so my renewal offer for another 12 months will emphasize a much lower (or even no) increase to entice a full year to renew.

One thing I will emphasize... everything takes much longer than you project it will when you are starting out.

I can’t emphasize this point enough.

Because I'm located quite a distant away from my properties, I want to emphasize the quality of work of the contractors I onboard as part of my team - and thus am doing a ton of research up front. 

Investors emphasize certain returns over the other, many times due to preference or because one number is higher than the other.Real estate can definitely provide 12% returns if you look for the right properties in the right places.

Seeing the side by side results of both deals really emphasize the potential benefits of investing passively in a syndication.
