Hey David, ADU's can be really cost effective and great return on your investment.

.- there are ways to never pay tax on gains (1031, owe until death, etc)- cost segregation can in effect have RE acquired at no cost- sweat equity can produce additional return.  

It's a good sized house (3000 sf) for the number of bedrooms (4), especially since it doesn't waste space on hallways and things like that. 

The outer rows are usually your waste trees on a timber plantation. 

If interest rates come down, then we should see more demand for homes, which will increase prices, and have a modest dampening effect on rent growth.
