We are changing the locks and im crossing my fingers it goes smoothly. 

I learned how to handle minor house projects while husband was working, saved tons off hiring people for minor but labor intensive projects like painting, window screening, changing locks, etc.

They will normally charge you for desk space, using their printer, support from them and their office staff, Etc....Then there are MLS fees, Lock Box fees, Continuing Education costs, and the basic costs of running your own business.

@James Hamling thoughts on supply vs. demand and rate lock-in? 

@Aaron Gallington- thanks ...if you dont need to complete the refinance now - I would wait for a little bit ....you might get fully approved for the new loan with a lender to make sure you are able to get the loan but  hold off on locking a rate and completing the loan until rates drop a bit more ...if you are able to obtain conv financing - go this route as  75% ltv should be available and  rates / fees  should be much better than a  DSCR program - thanks 

We are looking at smart locks for our STR.

Similarly, if vacant, inspect the property to ensure utilities are off and the doors are locked.

I am all ears. 

My contract states that they can still market the property, it just locks in my price.

I have two flips going right now and I'm working on locking down a 3rd.
