My goals for this year are to purchase 1 small multi-unit property and to wholesale one small property, either SFH or multi.I am currently in the closing process on the multi and once the dust settles (no really the dust settling from the week or two of minor rehabbing) from that deal I want to get started on a wholesale deal.After working on this deal I'm not sure I could ever go a week again in my life with out working somehow on a RE deal, I'd feel to much like I was wasting time.

Search online and this forum. the information is out there just need to find it. also ask friends and family if they ever purchased some items in the past and read those... i told my parents about my plans and my mother bought a couple of programs in the past where i learned some howto stuff... also on these forums there is a forum dedicated to rate books and other investment tools to see if they are worth it. do more online searching than anything... make sure u dont buy something for it just to collect dust. find out everything for free while u can and make a decision if you really need to buy a book. check out creoline.com also. it's a creative online investing site they advertise products there too but i jus read the free articles.

I have bought lawnmowers, build sheds, supplied clippers, bags, and everything you can imagine including HD gift cards to get necessary items, and NO tenant has EVER lifted a finger.

The last "cleaning" I did involved replacing 6 brand new miniblinds that the tenant's cat destroyed and they had to be cut off because of odd sizes; stove was filthy; refrigerator was filthy; new storm off it's hinges, new carpet not clean; fireplace filled with burnt logs, cat hair and dust everywhere; light bulbs had to be replaced etc. etc.

It depends on what you want to accomplish.If you need to build ASAP a cash purchase might be suggested.If you want to do a deal subject to planning permission being approved you really should be looking at an option until the dust has settled.So, why the question?

In my experience, there are two types of investors that dress up: Sharks that dress up in expensive, slick looking clothing and generally look down upon people, or the 'Ol Gil from the Simpsons type that dusts off their suit to try and look important/successful and just blows the pitch from inexperience.
