If you don't have excel and don't want to buy it, OpenOffice.org has a free office suite (yes, I have a slight and distant relationship here.)

Like everyone else says though, make sure you comp it against properties that are equa-distant to the track.

My wife is from Michigan and we're moving back there in the not too distant future to focus on full time property investing.

Ann, the days of doing the high-end mod specs are becoming a distant memory and now the smaller (and more cost-effective) the better.

At the time, I'm spending most of my time in SFHs in the surrounding suburbs of Richmond, but I hope that I'll be able to move into the city in the not too distant future for the very MF complexes you are speaking of.

What keeps us going is seeing how this things grows to a point that in the not to distant future, we will be able to support our lives using only our investment income and then we will be able to spend more time with family, traveling, etc. 

Distant 4th: Moving across town for 6 months to a year into the new home after completion so that we can qualify for owner-occupied new construction loans. 

But then again, who is to say I’ll be in San Diego forever and this market too will become a distant investment.
