Thanks Michael Seeker ...I'm going to look into getting more exact measurements and dimensions.

Andrew has a good point, blueprint (minimum a floor plan w/dimensions)  the house to give perspective of the photos.

Room dimensions only count if walls are at least 5 feet in height and meet the other mentioned requirements.  

An ILC will find the property corners and place any structures on a drawing for you with dimension lines & property lines.

Remaining scaffold builders will sleep in a closet/sofa/wherever if the dimensions are right. 

@Andrew Syrios I have had decent success investing out of state, but out of state BRRR is a whole new dimension of risk and I'm trying to figure the best method(s) to attack it.  

FYI it's the same dimensions as badminton so you could double the usage.

Once we get the site totally cleared, I may switch the last two building to one building and change the dimensions to 12 wide versus 10 wide; and 10 tall versus 8.
