@Drew McLaren  there is some exponential component on larger loans as you state howeverhere is how I looked at it over the 30 years of loaning hard money.IF your in a foreclosure situation.. the value of your collateral is generally not what it was when you started the loan..

For good cash flow... look for bigger deals, with a value add component, in which you can afford to use on-site property management (at least 75 units)...

You may want to consider buying Non performing notes secured by multifamily, but I'd plan a heavy capex program to stabilize and be prepared to dispel any negative press as negative past tenant reviews can be detrimental to stabilization. $10k-$25k per unit is more conducive with mobile home parks, which may be something to consider also.

You don't get the interaction of a class situation but that's probably not a bad thing... there is always that one student that throws off the conversation in directions that no one really cares about and in an interactive class when that one student takes the instructor off course, it's usually at the detriment to the material you need to learn.
