So a sponsor that's great for one investor will probably be terrible for another (and vice versa).I'm a conservative investor, so when I invest in real-estate I prefer sponsors that have at least one full real-estate cycle of experience, little to no money lost, low leverage, and high skin in the game.And there is a multi-family operator that has multiple real estate cycles of experience (decades) and it's track record claims no money lost in that time.

One of the best things about the Pandemic was it forced sellers, buyers, lawyers, and title companies,... that were stuck in the past thinking everything had to be face-to-face, to modernize so you can sit at your pool and close I have not attended closings in decades..

Whenever I talk to newer investors, I ask about their experiences and warn them if his name comes up.Other than that, I'm not sure what else I can do or other other investors can do that don't have direct experience with him.Andy,  I wonder if he is just working in the Seller carry back niche and not working with the type of notes you and Chris work with.I know a quite a few note buyers that ONLY do private notes and have been doing it for decades. totally under the radar and sellers of those notes would not know who this guy is and as long as they got their money probably could care less as well.

I do it mostly because the veteran real estate investors here know you never find anything but human feces and decades-old porn behind water heaters, and I think it's a great private joke for all of us about how weird this business is, especially seeing how the newbies react, all offended that anyone could possibly be dishonest here in the forums about finding rubberbanded and cellophane-wrapped stacks of used twenties in a hundred-year-old defunct crapshack in Yinzerburgh, of all places.And every year, right on the button, I get a bunch of people who insist they know exactly how I should invest my found money.
