Bottom line is buy as big as you can reasonably buy once you are out of small multifamily. 

My thought is to take a compiled list of property addresses saved in Excel and then run data scrape from Zillow and Redfin on each of those addresses, pulling the property details back into excel and into the appropriate table I have set up. 

Most, if not all are in older neighborhoods without a HOA and on the bus line.

I've financed deals using equity from my home and loans from others.

Focus on the numbers rather than emotions.

A self-directed IRA or 401k can be a great vehicle for loaning money to others without getting hit with taxes on the interest income.

@Scott Stamps  I'm skeptical of many of these programs but for sure I'd pass on any 'guru' programs where they are struggling to keep their own deals afloat, as ODC is. 

And, by the way, if your "mentor" tells you they are going to invest, get them to make that commitment BEFORE you sign on the dotted line.
