We currently still have the AK condo rented out and have bought a house in Phoenix that we are currently are fixing up. 

I have no doubt that I would learn any new avenues quickly considering my current experience, but I would still be taking a step backwards for the time being.

My son currently lives in the townhouse b/c he is going to school and works in the area.Since he is young and starting out in life, I would like for him to only cover the basic costs (taxes, HOA, utilities) just enough for me to break even (I believe that will put him slightly little lower than market rent rates). 

Currently, interest rates, taxes, and insurance are very high, making it difficult to cashflow with downpayments that are below 40%.

My current preference is the first option as I’d like to minimize our oversight, but any perspectives on this matter?

I am currently working on my first BRRRR and while walking through the rehab I accidentally stepped in paint then onto my hard wood floors. 

And when an all brick 5+ unit comes to the market it is grabbed up incredibly quickly and oftentimes on future value not todays value and current NOI.
