hey guys, I've been talking to a potential PM for my townhouse and he sent me his PM agreement for review.There are a few things in the agreement I didn't like, but I'm not sure if these are common practice or true RED flags.Would love to hear your thoughts...

Both companies have recently closed on transactions with people new to the industry who have no idea how much their current investors are hurting. 

I am based in Houston and currently embarking on my journey into the world of real estate wholesaling.

There are currently tenants in both units, but both leases expire over the next couple months.

I do have some investment experience and I'm currently managing 1 property, all the numbers are great and there's a good amount of cash flow and long term growth so I'm not a total green horn. 

I am not able to take equity out of my condo because it is currently on the blacklist due to HOA fixing the roofing and a Fannie Mae rule stating, if more then 50% of the condos in that community are owned by investors, I may not be able to refi.

Sometimes I think, well maybe that newby is an expert at draining swamps....or they have a helicopter to reach the landlocked property and want to practice aerial concrete and building material transport.There was a guy on here the other day, challenging me that he could not possibly go look at all the "deals" he was going to buy in Florida for 10c on the $1. 

Currently I have the 1 and 2 bed listings blocked from being booked on weekends.
