I think the best advice is to curb your enthusiasm and not be willing to pay any price just to get a deal.

Nice curb appeal.

In TX they get put out on the curb.

Pick A or B class neighborhoods, drive around them, and look for the "worst" houses in those areas with the least amount of curb appeal that rehab efforts can fix. 

Prior owners added this concrete curb to try to help with the issue, but it is not. 

Over the course of two months, I was in contact with my homeowners and individuals interested in my services, most notably those who wished to increase the curb appeal of their property, as they wish to sell it.

Any GC'S in northern mass (Lawrence) can help out with this.My curb appeal is lack luster to say the least.

At that time it was a buyer's market and it was impossible to sell the place FSBO at a non-short-sale price and realtors were actually turning me away because my place didn't have the curb appeal that they thought they would need to attract the few buyers there were in the market (opposite conditions to today where every realtor is thirsty after a seller lead!)
