I had a girlfriend come stay a few nights to avoid that. bosss got mad and fired me cause his new helper had nowhere to go .. rent is due tommorow, the landlord , my bosses friend showed up lastnite with the local police, told me " the lease is expired , you have 30 minutes to vacate the premises, or you wil be arrested for criminal tresspass. the cops backed him up ..

The purpose is to better educate and protect their molly coddled tenants and give the criminal tenants more support at eviction hearings.Best advice is make all purchase offers conditional on vacant occupancy, assuming of course you are qualified to screen applicants or have a very good highly trusted PM.

in most states as long as your felony is not financial you can get a real estate license I woujld do that.then work for a top producer and learn the trade.. do his or her busy work share commisisons.I have seen many apprentice for 3 to 5 years then strike out on their own and end up doing quite well for themselves.trying to be a real estate investor with limited financials is a pretty tough thing to do with or without criminal backgroudn
