I've seen fancy excel analysis spreadsheets/models that churn out pure crap and make a legitimate, cashflowing investment look like a money pit that would push an owner into bankruptcy after a few months.

get a second job and stack cash, and cut everything non essential out of your lifestyle,  I notice the harder I work the luckier I get, REI is not easy and its not get rich quick, actually its holly crap how can i feel this poor but have so much on paper?

I would suggest just watching a quick tutorial on youtube on how to build one your self since its pretty basic and straightforward.

It's full of dings, dents, scratches (I live in South Philly, nothing but street parking), missing a hub cap, and its in "crap gold" color.

If this bum decides not to show up on a given date and time, can I put his crap out in the open.

"Business is good and now we need to do more CRA stuff but we stopped doing FHA loans 2 years ago and fired all the HUD-approved underwriters.... um... crap... raise the income limits for our ABC program!"

I've always felt the articles here are terrible, BP turned into the buzzfeed for real estate, no content just crap.

I've done it on every old house that looks like crap and had to rehab.

In the 2 areas, I live in everything multi-family is overpriced and crap.
