Since I’ve been syndicating real estate debt and a few equity deals for 25 years, I’ve made it my business to maintain a constant “overview” of the “product” being offered.  

To implement this strategy you need to have the full purchase price in readily accessible funds, so it won’t work for the majority of investors.

I also find that depending on the tenant, my one Airbnb property has less wear and tear because it's constantly cleaned and maintained versus my other rentals where the families living there settle in and accumulate stuff - which makes it hard to deep clean regularly (to my liking) as well as just the constant daily wear and tear from kids etc. 

The shameless self promoters are gamblers, narcissistic, and constantly chasing the next money making scheme.

Best bet is likely (not absolute - everyone's situation is different) is to look at a national lender or broker that has options in lots of states - its a great development versus 20 odd years ago, with technology, internet, places like this - can have access to many more options than before (local broker or lender thats it)

I dont know how many units you are talking about, my biggest problem was tenants having easy access to me.I finally decided to use a software and got an internal property manager so moved away from it.Currently setting up the maintenance request portion of it, so will see how it goes.

I know this might seem insignificant to experienced investors, but I just got the appraisal back from the bank this week and have access to about $145K in a HELOC so I'm creating CCCs around this number. 

You can not see the property and have no access.

There's also the fact that you'll stop growing equity there, when you could instead access most of the equity and keep growing wealth through the home.
