The house was purchased in concert with a non-profit who provided $15K towards principle.

I am sure there are some creative financing ideas out there, often with higher interest rates and fees, but sometimes the best answer is to make a concerted effort to take extra overtimes and side jobs to raise the down payment.

Now, we have a couple of generations of people that have fled the city and never go back unless it is to attend a sporting event or a concert.

The rates will most likely be variable so holding it long term may not be advantageous to you.They are both useful and can work in concert with each other.

An update on that: finding PE water jobs out of state is proving extremely difficult despite concerted efforts. 

If you are looking for flips, then I think you need a concerted marketing campaign.

It may not be “that simple” per se, but ultimately it is really just several formulas working in concert with each other...  

Seems to be mostly tourists looking for a T Shirt and outside of the occasional concert(We will actually be going to see Vanilla Ice there in July lol) there is just not much going on.
