They can make all kinds of excuses - the unit already smelled like smoke ;  the neighbor smokes not me ; the wind blows it in from next door ; I didn't see the cigarette burns during the move in inspection ; I only did it once ; somebody else left those cigarette butts outside my door, etc.   

(Not to mention our current apt smells of cigarette smoke, not a scenario I will even entertain when it comes to having a pregnant wife/our first child)After sort of running through our options and what is on the market both for purchase as well as rentals, I have found that rents for apartments around us with at least 2 beds start around $2,400 a moth and can range all the way up to $3,500.

All,With medical marijuana being legalized in my state I have some tenants that are smoking it inside the property do you believe that this can cause the same damage as smoking cigarettes inside a property do I need to add a new Clause to my new leases moving forward and have current tenants sign an addendum? 

One more complaint came in yesterday from another tenant who smelled cigarette smoke in the common area.

Just a little drill down unique to the area.In Las Vegas Metro you have two (different) groups that have been pouring in over the years.Retired people and inner city poverty/crime--both of which do not rely on jobs for income, and seem insulated from the woes of the working persons economy.Layoffs and lack of jobs will not effect them.They will still shop at the Grocery Stores as the prices of Fritos and beer goes down, their fixed income money just goes a little farther.They buy 2 loosey cigarettes (they sell these in Las Vegas) instead of one...their quality of life goes up a bit.For the Welfare people, Section-8 will still be cutting checks, maybe lower amounts, but the checks will still be there, and the retiree's tend to pay cash for their homes when they move in to the area.Just my 2 cents!

This tenant has 2 other friends squatting in the apartment and is a heroin addict who smokes cigarettes indoors with impunity.

I could choose to spend that $1,750 on beer and cigarettes or to upgrade and replace the furnace in one of my properties.

They look for cigarette butts, trash all over the car, etc.

Smoking any cigarettes, a cigar, or pipe, or using snuff or chewing tobacco?
