Directly investing in real property investments, whether property, notes, tax liens, or leases requires a THOROUGH understanding of all LEGAL aspects concerning real estate law in general and the investment in particular.It’s IMPOSSIBLE for someone who hasn’t accumulated either a legal education in real estate law or 20 years active experience to have the knowledge and understanding of legal aspects sufficient to reduce legal risk to an acceptable level when investing directly in tax liens, notes or real property.  

I've only done one of these and the seller was well versed and kind of led the way so now it is my turn to get educated on it 🤓After lots of reading/listening/learning I am wondering why do we all tend to use LLCs more than Land Trusts in Florida?

While I am not educated on Cleveland or Columbus, I am in the southwest Ohio, aka Cincinnati.

I think my concern is more for the long term (5-10 years) and how this will disrupt the education system rather than the short term. 

I realize they are not making their profit in educating investors.

Deductions related to educational expenses should be repealed.

Make sure you have access to the education that comes with it OK?

Make sure to check company reviews and educate yourself on the difference between checkbook IRA and Custodial SDIRA.
