If you do not have a concrete floor, keep in mind that hardiboard, which is a thin cement backboard (or similar product), would be necessary to put down first. 

The only thing I've found to be a problem is if there is s lot of snow with seeing all the external details such as cement or decking condition.

A property I am managing had flooding in the upstairs bathroom and leaked into the down stairs bathroom, hallway and Kitchen.

Is it worth all that.OLD stairs were pretty much a ladder effect,5 inch tread on 8 inch rise. 

The inspector pointed out the following:- Clogged gutter(s): one had tree roots growing inside- Caulking and/or cementing needed on outside of the house to seal gaps- Filthy crawlspace with water intrusion (possibly due to clogged gutters).

Carpet beds and stairs.  

There wasn't any insulation, the floors were down to the foundation, the stairs needed rebuilt.

Older installations were done over regular drywall rather than cement board (Duroc) which was very prone to deterioration.
