Ask him if he had found any major problems that he took pictures of, if there are only minor things, cracked glass, cracked tile nail holes etc. don't even bother, if something major then it be be good to have to document and use for negotiation.

If it is not then don't bother allowing ets.

If I put in 1 heater then I have to pay to heat the water (unless I bother to charge the tenants a proportionate amount every month which is a hassle in my mind), but only have one tank to buy.

Just make sure to put in the comments section of the listing that agents and buyers shouldn't bother the tenants or go there without scheduling the appointment.

Why bother with the added risk by accepting a tenant that is a concern before you even start.

And there will always be people who think that way just as there will always be people who cannot be bothered doing lawn and yard maintenance who will like to move into those types of units.And I know many of the buildings that you are talking about.  

I would not bother doing anything since the building and furnace has functioned fine so far as is. 

The balances are too low to bother with the pain and costs of refinancing.

If I ever find out that a property is already listed,  I don't even bother with it.  

perhaps your county is small enough, and it happens pretty seldom to the point that they dont bother keeping an actual 'running' list of them.
