Ask him if he had found any major problems that he took pictures of, if there are only minor things, cracked glass, cracked tile nail holes etc. don't even bother, if something major then it be be good to have to document and use for negotiation.

If I put in 1 heater then I have to pay to heat the water (unless I bother to charge the tenants a proportionate amount every month which is a hassle in my mind), but only have one tank to buy.

Just make sure to put in the comments section of the listing that agents and buyers shouldn't bother the tenants or go there without scheduling the appointment.

perhaps your county is small enough, and it happens pretty seldom to the point that they dont bother keeping an actual 'running' list of them.
