Don't underestimate the power of online forums and social media groups.

The EIN serves as the social security number for ABC Management. 

Balloons coming due with higher interest rates, China market, China production, Manufacturing production moving back to the US, Worker shortages, Workert pay hikes, Ukraine/Russia food and fertilizer misses, Oil prices increasing due to the OPEC Q1 production curtailments in place, Houthi issues, Panama Canal Water issues, Illegal immigration impact (buy one of those office buildings and rent for $10mm per year for Illegal housing, take advantage) social benefits required, Climate change believe it or not- Buy or sell into that thought process,  US politics, Baby boomers leaving workforce and needing more benefits, Baby Boomers moving from Stocks to Bonds,  etc.I agree things will get worse, but that means more investing opportunities. 

If you are a social worker then embrace these applicants as a personal challenge.

Not a solution, but going forward...Have all adult tenant prospects fill out applications which require their social security number, driver's license number, their birth date, their current address and their prior address.

There is also plenty of other ways to get business, you can do open houses, use social media, door knock, etc.

This is something you should poll about in the different social media platforms...  

We also have healthy IRA's and will both qualify for social security in the future.After being a landlord for nearly 25 years,  I'm thinking about selling it all and moving the money into immediate income annuites or some other fix income vehicle so we can travel and live a less stressful lifestyle.There doesn't seem to be an easy way to avoid capital gains and I realize many of these fixed income investments don't hedge against inflation. 

Just because some writes a book, goes on a podcast and is popular on social media; doesn't mean they actually know what is going on.
