Steve,No, I do not have financial interest in an abatement company, but I was involved in research to monitor asbestos, and other contaminants, in building HVAC systems.I made no suck claim that asbestos would seep through the ceiling, you are attributing words to me that are not mine.

At your mortgage rate of 5.25% your equity is saving you $343.43/month meaning that amount of your rental income is attributed to your equity value. $950 + $343.43  = $1293.43$1100 - $1293.43 = ($193.43)Your rental property after attributing a return to your cash equity is negative $193.43/ month.Not a good investment.

Yeah, after sitting here for about an hour reading, Im having to squint quite a bit..and getting a splitting headache...and I literally spend hours a day on the site, so Im pretty sure its attributed to this font change, or whatever change I cant identify.

I see the P&L template in the fileplace…unfortunately it only covers rentals.The most common P&L template I keep seeing around the internet first breaks down as follows…SALES – COGS = GROSS PROFIT.GROSS PROFIT – Op Expenses (advertising, travel, phone, legal, etc)= NET PROFIT BEFORE INCOME TAXESI’m guessing expenses that wouldn’t exist if a specific contract hadn’t otherwise been proffered should be recorded as OE and expenses attributable to specific assignments/simultaneous closes should be reflected as COGS?

Looking at the larger picture and speaking to @ANISH TOLIAs question, in addition to demand from retirees, I think we will continue to see an increase of folks who work remotely, enjoy the quality of life attributes and cheaper prices, and like that they can swing down to the bay as needed.

You may have to special order through Lowe's/Home Depot, but they are comparably priced to mid-range "standard" toilet.Short of replacing the toilet can you add some sort of clause to the lease that says tenant responsible for plumbing repairs directly attributed to stool so they are more motivated to chop, plunge, auger before calling you or the plumber?

They will never see it as helpful feedback.I do not share it with the applicants, but I keep a score sheet for each applicant, scoring all the concrete and less concrete attributes, none of which violate housing laws.
