Investors who take a patient, forward-thinking approach can still reap substantial rewards.

It’s easy to approach networking with a “what’s in it for me” mindset, but I found that the most valuable connections came from a genuine interest in building mutual trust and respect.

.: How about this one: “Can I sell my Airbnb property for 50% over direct comps because I want to use the income-based approach valuation?”

The property cash flows and I could definitely see each investor making at least $1000/mo with the most hands-off approach of renting to an operator and much more if a person ran it as STR or LTR and it is a great diversification play for me as Costa Rica should see much better appreciation than the Midwest, but if I were to cash out I could see five times the cash flow because of the power of leverage.But I think you hit the nail on the head in saying that it is a lifestyle type of investment.  

Although, the posts here are accurate we take a different approach.

How long are you planning to do this approach?

We are everyday approaching a European model where people own less and less of both land and buildings. 

Does this approach make sense as a first step for us?

Examples could include:Partnering with other investors to share risk.Using seller financing or lease options.Leveraging creative rehab techniques to save on costs.Negotiating with contractors in a unique way to reduce expenses.I’d love to hear any stories, tips, or approaches that helped you pull off a deal others might have instantly passed on.
