Are you allowed to flip, or must you wait for a certain length of time (anti-flipping rule)?  

Jessica - I though the NJ Anti-Eviction Act prevented landlords from evicting without just cause.  

I didn't read the article but most west coast city councils seem to be anti-str, is this a result of hotel lobby influence?

I'm very Pro STR, but anti-bad STR owners.

@Polina Orlova It seems that there is an on going problem on Facebook Marketplace where certain ads are being flagged as community violations simply because they are being reported by tenants or anti-landlord groups who may not agree with the price or something they see in the ad (Photos).This is a serious issue, as it can cause problems for landlords and property owners who are simply trying to list their properties for rent or sale. 

This "experiment" went down in flames.

I would consider converting it to regular unfurnished LTR, but we already have the furniture, etc.Make sure 1) you know the STR sentiment of the public and the politicians 2) have an exit plan if anti STR regulations are passed.  

I have seen other groups go down in flames because they were not properly registered with the SEC. 

(often with the assistance of well meaning "tenant advocacy" type groups who are normally CLUELESS to the fact that a good deal of their efforts are NOT stopping the proverbial "greedy slumlords" who do exist, but I think in far smaller #'s than many of the anti-landlord crowd imagine and their efforts and waste of money that's either taxpayer $$ via grants, etc or charitable donations and it all goes so often to HELP some grifter sleazebag tenant who's just gaming the system and has done it many times before.

A series runs around $500 here.OTOH, simple surface mold as found in bathrooms or under eaves can frequently be successfully treated with clorox or tsp and a quality sealcoat with an anti-mold additive.
