I just dont buy that note.I let them know that they have remedies that they can undertake to alleviate their pain AND get the most from their note.

The reason to sell is to "alleviate some of the basic property management problems", but it's managed by a professional property management company. 

Find out what their fears are and then work to alleviate them,

I found out from the tenant they had been without hot water for 15 days ( occurred right after my inspection), so I replaced the unit to alleviate the problem.

This would alleviate a majority of issues that I see landlords face. 

We have a similar investment that we cover all utilities on it alleviates headache and you just bump the rent a little more to cover.

When I reach a higher standard of living I will loosen up my wallet some and hopefully not be perceived as  so "cheap" by people which I think will alleviate some of the issues.

I once had a delivery job that allowed me to drive through various parts of the state and the sense of exploration allowed me to alleviate some of the pain in my chest, however the feeling of inadequacy of not being able to find a job that could fully support an independent life were always there.
