Dee - As a newer investor, some of the options using "Agency Debt" (aka Fannie and Freddie financing) may not be available to you as they require 2+ years experience in multifamily space.

There are collection agencies that will buy your judgement for some portion of a dollar, depending on how much it is and how likely they think they can collect.

Additionally, you can send that info to your preferred collection agency.  

Does anyone have a recommended property management agency in St Thomas and/or St Croix?

I wonder what happens when your customers decide to screenshot this and send it to every media agency in the US.

I have contacted the most middle man agencies and put our properties on their websites.

Put a collections agency on it that way someone else is bothering the former tenant and you might see a bit of money, but not waste your time.
