Do a search online, but my recommendation is to use a metal Z clip or hat channel, run the opposite direction of the existing joists ( apply right over the existing ceiling and fasten to each joist as it crosses it) then install another layer of drywall. the air space and separation help with the deadening the sound transmission. if you want to try and add some blown in insulation before you do that, as @Dave Van Horn has suggested, that may help.

instead say "I have a deal with x,y,z which I am happy with, but I'm concerned about q, what do you think?"

Also treat my tenants well, I do not want negative comments from my tenants about the PM saying they never addressed x, y, and z issues from months ago.

One more they won't tell you that a good experienced PM will: "don't buy this property because of X/Y/Z" or "this property is worth $$$", or "there is a gang that moved into this property last month and the police are nervous about the complex impact on the neighborhood".

I have a question for all the experts out there.If you were to start from scratch entering into REI and your goal was to have enough money or passive income to travel comfortably all over the world whenever you wanted, what would the process be from A to Z?

Appreciate the kudos @Marvin McTawSo I spoke to the city's P&Z Senior Planner and he confirmed that based on current zoning and lot size, the city will allow us to add a third unit to the duplex!
