I'm staying at a beautiful airbnb near W Highlands and N. 29th St. and just heard violent arguments, tires peeling out, women screaming, and assumed cops were called .. this is a beautiful Victorian home built in 1895 restored by the owner, whose son asks her when she's going to move out of the ghetto, just be careful where you buy and how much you pay here ... don't be fooled by a low entry price tag

You also don't mention if the violent criminal is under a long-term lease, month-to-month, or just verbal. If the property is worth the trouble, I would try to convince the Seller to declare the home uninhabitable and force all the tenants out (check local laws).

You need to look at violent versus non-violent crimes and if trending upward. You can have the best property in a marginal area and have constant problems. It's better if you reverse it and buy in a B area close to you with C- tenants.

Buy what i can afford or wait?

There is definitely crime in the areas as in any downtown-ish area but murder and very violent crime have significantly decreased over the last 20 years.so here's my dilemma, rents would be great in those areas versus my mortgage and I think cashflow would be high. long term I see the area moving into a somewhat B- but getting better nonetheless but TODAY I would still have to deal with the kind of people that live in these neighborhoods and they're generally lower income, lower... let's say weaker moral compasses and such. so, should I get my name on a property this year and just navigate these things as I go?

What you're going to want to look for is an area with low violent crime... home burglaries, stolen license plates and stolen cars happen in every neighborhood, and aren't that much of a problem.
