Will they respect their obligations when they move out or will they stick you with a large bill for unpaid water bills, damages beyond the deposit and extraordinary cleanup expenses?  

As long as you are approaching people in a respectful way that you feel good about you can't help how people will respond sometimes.

With all due respect, you have zero chance of getting this right (unless I missed something and you're an experienced GC?)

Or should i consult with a CPA and Lawyer who both specialize in real estate taxation and real estate law, respectively?
