TD bank is the only major bank that I know of that does helocs on investment properties, and last I checked they would only go up to 65% of the value of your home.

Now how do they pay a 12% return if the majority of the parks are not profitable?

but the ones in OK neighborhoods need MAJOR, major rehabs to be safe and high quality - think another 50-100K on top of the purchase. 

I think the only intelligent alternative to the above is if they organize together, get attorney, and take legal actions to press that they are now majority share holders and execute a take-over.     

None of the major institutions have come close really.

I wish the majority of our bookings came from VRBO, but unfortunately that is not the case. 

I agree - plenty of affordable housing but you are not going to find it in a major city or a very desirable area.
