I am kind of new to real estate investing as I got lucky the first two times but now I am looking to invest quite a bit more money and I am slightly terrified. 

I have a title report from my lawyer, but it is somewhat confusing as the land has been subdivided (it started as 9 acres and is now 1.5) and has quite a few transactions - including to the county (I.e allowing the county to build a road).

Practically speaking, it’s going to be quite challenging unless you spend significant time.

We wanted a better DTI.Then we slapped a large heloc on it as an opportunity fund right before my wife quit her job for good.I would save the cash. 

I am honestly quite curious about what your process would be...I would assume you need to file some paperwork with the county. 

I will also note that the RC zoning district allows for quite a few extra units so you would get the best use out of your land by building a quadplex or something like that.if you are interested in going forward though I work part time at NOLA builds in town and they do great work for construction at all levels.feel free to reach out if you have more questions 

State's differ quite a bit not just with their laws but with how certain aspects of a sale are customarily handled.

There platform is still quite outdated but it gets the job done but it's okay for the price.
