If you just handled it on your own/contractor self-mitigation, you would need to have some proof it was handled.

It requires registration, so there could be some fees or work involved in setting up.

You'd probably need to talk to a contractor and the City. 

It’s a good move to have a contractor walk through before making an offer to estimate costs and timeline. 

Hey @Jacob Kurian - I have personally used the FHA loans several times here in Chicago both as an investor and many more as a general contractor.  

Do you have contractors to get the job done? 

Do you have the professionals you need to start an LLC, do the proper real estate/tax accounting, solid contractors to rehab or prepare the property, and a property manager to handle the day-to-day operations? 

Having a solid team around you like agent, lender, contractors etc.

Or, the trust (with trustee other than yourself) owns the property with LLC as beneficiary.Costs: LLC registration, annual secretary of state fees, agent for service fees, bookkeeping fees, tax prep fees, attorney fees to unravel structure mistakes, others I can't think of.Also, there are challenges getting title insurance, property insurance and loans for a trust.This is a way to get your name out of public record, no comment on whether it's good or bad.
