Listmates,I am getting real tired of paying a million premiums, and extra payments for fire, flood, str, and whatever else, The payments constantly seem to be due, autopay doesn't always work, and its overall just really annoying to deal with all of it.

Remember when I brokered the highest priced SFR in my little town ( 425k) and my client paid cash I could not imagine who had that kind of cash.. he was retired at 45 and owned 3 goodyear tire shops and was in the NO debt camp.. another partner of mine owned garbage companies and recycle facilities  NO debt. his balance sheet was all assets everything paid for Millions in high end real estate  Napa Valley Lake Tahoe  hunting ranchs in N.

That is because demand is incredible.You have doctors making millions per year that want to park money, business owners with money collecting dust in the bank, people retiring from the job, people that sold a business and retiring, people that have owned more active investments and now want to go passive (tired of the headache).For investment grade tenant in strong area have been able to land 4.1 recently.The ones that are likely to move more on cap rate is oddball type STNL, weaker tenants, smaller markets etc.
