I'd look for NNN, single tenant commercial - think Taco Bell, Del Taco, gas stations, or dollar general. 

The operator purchases the ATM machines and leases them up to third parties (stores, banks, gas stations, and other commercial establishments).

In the last 2 years, Chelsea Station, and Ciao pizza have opened- 2 of the best restaurants in town.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

This may be an additional cost you have not factored into your accounting as well such as trash pickup if there is an additional expense for that or if the tenant will have to pay for that or if there’s a transfer station.

That's not the way I want to learn about dry cleaners, perc contamination and become friends or enemies with the EPA.I've seen the same with a couple of old gas stations/convenience stores.....want to be responsible for EPA gas tank leaks? 

Thanks Jamie,I have 2 options at this point - take the easement through the neighbor's property and connect to the main on the other side of a creek (boring under the creek would be required) or put in a pump station and connect to a line inside a neighboring subdivision.

Plus Metrolink trains in the mornings depart OC for Union Station...
