$1M is not as much as it sounds like, especially these days.

The problem is these aren't people with the balance sheets or experience to do so effectively just enough money to dream big and  be taught bad and misleading practices on how to raise capital.

The question is how do I pose it to them without sounding like "you're a slumlord and I don't want you bringing crime to my neighborhood" (for the record, there was SWAT intervention for heroine 2 weeks ago at 5 Am)...and this is in a relatively quiet, small town suburb of Pittsburgh!

I actually ended up doing what @Jonathan Greene suggested just for the sake of being cost effective at this moment.
