I have the inspection contingency expiring tomorrow (going back and forth and perhaps tomorrow will be the last round) and strongly thinking to go with the property as I was able to get it almost 100K lower than the actual price listed back in July.

I came to the conclusion that I should be stashing at least $466/month away for those times when big ticket items need to be replaced (repaired).In addition to this, I try to do as much preventative maintenance on these things as possible, and the money spent on this DOES NOT come out of the capex account (rather, general maintenance).I set up an online savings account through Barclay's https://www.securebanking.barclaysus.com/login.do  due to their favorable interest rate and no cost.

We did take a loan against my 401k in addition to the money we made on our first house to round out the 20% on our home we bought two years ago.I am very interested in purchasing a rental but my biggest concern right now is that the housing market is still on an uptick and I really don't want to buy at the peak.

@Ryan Jackson, I'm capped out at E-6 due to manning, and losing my airframe soon (new jet coming eliminates the Flight Engineer position), so big changes are coming for me regardless of whether I want them.I'm coming to the conclusion that nothing will change until I pick the right 6 numbers on a Lotto ticket, or I pack up and move.Again, appreciate the welcome.
