I have the inspection contingency expiring tomorrow (going back and forth and perhaps tomorrow will be the last round) and strongly thinking to go with the property as I was able to get it almost 100K lower than the actual price listed back in July.

We did take a loan against my 401k in addition to the money we made on our first house to round out the 20% on our home we bought two years ago.I am very interested in purchasing a rental but my biggest concern right now is that the housing market is still on an uptick and I really don't want to buy at the peak.

My son and his 5 friends from college rent a house - each have their own agreement with the prop mgt company - they pay a fixed rate year round however they have to pay utilities on their own.

A lot of college kids live here year round...they don't want to go home for the summer because they can stay in Las Vegas and play! 

@Ryan Jackson, I'm capped out at E-6 due to manning, and losing my airframe soon (new jet coming eliminates the Flight Engineer position), so big changes are coming for me regardless of whether I want them.I'm coming to the conclusion that nothing will change until I pick the right 6 numbers on a Lotto ticket, or I pack up and move.Again, appreciate the welcome.
