The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

Can you imagine if you went to the gas station, paid for fuel, and they filled your car with 50% water?  

I'd have a charging station fall under this.Note though that now she has a real plug in hybrid vehicle, I'd expect electricity costs to rise fairly significantly.

Those that are tax savings driven. ( Example mitigating 1 million in taxes owed for 2022 and buying gas station for bonus depreciation.)3.

Either way, best of luck to you.I would also suggest looking up areas like Conroe but do your flood research and Bryan/College Station near Texas A&M because there's tons of multi family there that area bargain basement prices now and will pop back up once the pandemic allows people to go back to school F2F.
