If you leave at the end of your lease,yes, he will have to replace the carpet as well, but again, he can raise the rent as well.As I mentioned before, your bargaining chips got lower value once you requested a lower rent.

I didn't read this whole string, but thought Id chip in...My deal with any agent is that they get to list anything they bring me when I finish the rehab.

But, a careless tenant can ruin it quckly with gouges or leaving spills to soak into the cracks.My recommendation would be good old oak hardwood.

As some other people have suggested, your biggest bargaining chip is if you threaten to leave before the house is sold.

It's got 20+ Yr old peel and stick tile that's chipping up all over the place.

In Memphis we have a lot of huge Oak Trees.  

My dad grew up on Red Oak Rd. in Forrest Hills.  

Google the "Pocket/Greenhaven, Land Park, Oak Park, Midtown, the 40s, East Sac, Elmhurst District, Elk Grove and Roseville, Rocklin"  Those are the nicest areas in the greater Sacramento Metro Market.  

To be specific I use the Toffee Oak from Lowes because it is only 88 cents per square foot.
