Agreed, might suggest you look at doing business in the 50,60,70 range as there are motivated sellers and you might consider options and flipping them, that is no more brain damage than an 8K property and probably less......IMO

The gurus preach that you're not truly motivated until you have no income and have to make money, but I would argue that marginal income can also result in bad (read desperate) decisions.It doesn't sound like you are anywhere near that kind of bad decision making, but stuff happens.

There should already be something recorded (a deed of some sort) for the change in ownership from the foreclosed borrower to the lender shortly after the foreclosure.
