Indianapolis Investors- what are your favorite neighborhoods to find fix & flip deals? 

Yet I listened to an interview yesterday with Henry Washington and he said that you can at times, make up to 10 offers in a week just to find the best deals. 

Got off to a rough start and the tourist economy here hasn't bounced back, but this is a buy and hold deal so eventually it will even out!

I just bought an off market deal from a letter.

If you don't want to deal with the first tenant, you can do a really large deposit and try to get it delivered vacant, but it is a big risk for the current owner in case you back out of the deal.

There are plenty of funds for the rehab, but the bureaucracy is a nightmare to deal with.   

Does that seem like the best way to network and find people looking for these types of deals here?

If you can't get the residents out that are not paying, then nothing will help.I would hire an attorney that deals strictly with evictions and start issuing eviction notices to anyone who has broken the laws of their lease.
