The tenants saw this and freaked out and I had to call a fourth company (who specializes in bats) to come over and take care of the bats, get the bats tested for rabies, deal with DHEC, etc.  

After passing my test, and now that I am finally in the front lines of things I'm really soaking up a ton of information about how to work deals and the local market. 

For the transaparency of my dealings, i have absolutely no problem disclosing to the seller my intent, as you obviously know the San Diego market is extremely competitive, so by the time i put it under contract i`m planning already to have 2 or 3 buyer interested to it, i did several tests already!

We have been in buy/hold mode for some years, but are trying to get into flipping now, and the renovation we did on our rentals was actually a "test run" to get a feeling of the actual net costs/labor of rehabbing.I appreciate very much that you shared your fist flip story, and hope you guys are getting ready for your next deal. 

The course will be somewhere in the neighborhood of 75 hours and then some tests.
