Unfortunately you don't know who is worth a S until you start into due diligence process with you inspector and cross referencing conversations with agents, property managers, local holiday inn/churches/schools.

Closing on a SFR in Holiday FL. and looking for licensed/qualified subs for the job.

We also got the property under contract in December near the holidays with even fewer competitors we suspect.

I expect that you'll be fine.......unless the government shuts down or you try to closing during a heavy government holiday time period.

Other entities get 1099s for both 2010 and 2011 tax years.The deadline to send a 1099 is always last day of January in the calendar year that follows end of the tax year being reported (if last day falls on weekend or holiday, then usually it will be a day in February for the deadline).

I probably would not set a precedent by giving a bonus on each job, but I would give a holiday bonus if profits were good for the year.
