Some unforseen expenses came up and forced me back into a full time job this year and I've found that I have very little time to work on my business working a w2 job 10-11 hours a day.

I still own it, and it is cash flowing nicely and I've created additional equity through forced appreciation.

Rent control is put into place politically by predominantly Democrats who think they're actually trying to help (or pander to their voting block) as a means of "protecting those who could get forced out by higher rents" I believe is what I've heard most over the past couple decades I've been at this.   

None of those questions can be answered by just anybody, partially because most people don't really know, and partially because every situation is different and your accountant is the one who will know all the numbers and logistics at play, and the potential impact to your income.

I do have my things lined up and I'll force the issue like I have so far.

But mostly its about Joe Pesci being forced (by court order) to live in one of his own units for 3 months and having to adapt to a "lower" style of living. 

The thing that got me thinking was that pricing for the rentals doesn't seem to be impacted by the inclusion of the washer/dryer and in my own experience, a number of applicants don't seem to care if they are provided, just that they have the capability. 

@Ritch Bonisa, Thank you so much for your input, I've decided to not work with the PM and have contacted my own contractors who has been great about giving me prices before starting and forcing contracts down my throat.
